::this is a very unassuming place . we drove by this place for 10 yrs , from the road it’s not appealing , but ocean side is amazing. the sargassum smells at times and they don’t seem to clean it everyday like some resorts do. Inside the palapa we stayed in, you could smell a faint smell of sewer problems (not unusual for island plumbing sometimes) staff was fabulous and so very friendly. access to the condo pool and bar was top notch with Ronald the bartender. very nice covered dock for boats to pick you up and for you to sit and watch the water and sunrise. The water wasn’t as clear as some places we have stayed but i chalk that up to a rough sea weed season. The pricing made it a great place and not too far from town. close to spa, grocery store, and restaurants. close to truck stop. you’ll need a golf cart most likely and Captain morgan’s can help you get one.

::Great location. The property is 4 mikes north of the town center which was perfect for us very quiet and relaxed. The staff of the property are great always willing to address any issue that may come up.

::Disappointing hotel. Poor first impression with very dilapidated appearing buildings, broken fence, rather few staff, and strong smell of sargassum seaweed. Overall looks and feels old and poorly cared for. That said, the room itself is clean, neat, AC works well, as does wifi.

::Our first time in Belize couldn't have been any better! Great location north of San Pedro, great rooms, breathtaking views, and an amazing staff!! We will be back! 🙏✌️♥️

::This is a beautiful location and we have enjoyed it over the years since purchasing our timeshare in 2009. A friend and I recently spent a week and had a wonderful time. As a timeshare owner, there are some areas I would like to address. The north timshare building needs some maintenance, with new paint and updating small appliances (VC21A &B). The toaster was ready to burn up. The elevator needs to be working. If my husband was visiting, he would not be able to access the building. There are no events to gather timeshare owners i.e. welcome gathering, "special dinner" or event during the week to get people together, no live music at the bar to encouage people to gather and have a meal. The food is great. We caught fish and the chef did a great job preparing it. I realize there have been alot of changes with new ownership over the past few years, with the sale and lease of some of the facilities, but enviornment does not feel like "family", as it use to. The resort almost seemed vacant. The Ocean 23 pool should be open to the timeshare owners also. We did use it and purchased drink. The staff was amazing! The spa was wonderful! We had 2 messages during the week. Thank you.
