::The owners were amazing and super accommodating. The house is super nice with plenty of rooms. Convenient pool where you can relax and enjoy the ocean view. Beautiful dock where you can relax or kayak/stand up paddle board off of. There is also corn hole and volleyball ball court in backyard.

::The sunrise and sunset views from the house / dock are incredible, in a quieter part of Ambergris Caye about 20-25 minutes south of the airport by golf cart. Once you pass Mahogany Bay, the paved road turns to sand and dirt, and the traffic and noise of San Pedro start to die down. The inside of the house could use some updating, but the location more than made up for it. We were a party of 12 adults, and the layout of the house did make it a bit difficult to all gather together. Each floor has its own kitchen and dining areas and the upper 2 floors have their own living areas— most of which was wasted space for our group. The house is much better suited for multiple couples or families that want their own separate spaces rather than all being together. Jorge, the groundskeeper, lives on the property and would sweep every morning, take out the trash in the afternoon, and turn on the outdoor lights in the evening. He also fixed a couple minor issues we had immediately after texting the house manager, Cora. Overall, we had an amazing stay and would definitely recommend Villa Incommunicada.

::Stayed here for a wedding in March of 2019 and it was worth ever single dime. We paid to have 1 home cooked meal a night and it was well worth it. Such an amazing place!

::While this place wasn't 5 star compared to American resort standards, it was ABSOLUTELY 5 star to my crew! 5 couples rented out the entire house and it was perfect for us. The perfect amount of privacy with a great common area for everyone. It was south of the city but not so much that we felt isolated or like it was a hassle. It also felt totally and completely safe. Johnny and Cora coordinated our arrivals & departures, tours, groceries, and even pizza delivery for us. We didn't pay extra for that service, it was included. I would stay there again as my first choice.

::(Not Eric, this is Eric's wife commenting) We stayed here in December. The weather was perfect. The house is great, there is plenty of room for everyone. We stayed with another family, they had the lower and we had the upper floor. There is a locking door on the stairway between the bottom and middle level for separation if desired, also a kitchen on each floor(I didn't get any pics of inside). The house is located less than 15 minutes from town, there are restaurants and grocery stores located in between though. It was nice and quiet and relaxing. The caretakers were awesome, so friendly and helpful. I am more of a quiet person, I loved the privacy and that it was far enough from everything to be quiet, but not too far. My husband is more active and social so he appreciated that it wasn't too far to get to town. Definitely would recommend it.
